It great to see a young person so energized about REI.As @Christopher Salazar mentioned, Sean Terry has a ton for FREE info and is very inspiring.His episode 77 about goal setting was profound for me 3 years ago.  

I left motivated and energized with a slew of business cards from investors and lenders.

We started with a turn-key rental that brought us around $450 per month in cash flow and it was an energizing experience.

Some knob and tube wiring is still rubbery and well insulated and still very usable, but some is brittle and the insulation cracks exposing energized conductor.

Money is nice too, but knowing myself and finding a stride where I can wake up energized and optimistic about life every day is what I'm after.I grew up poor with two high school drop-outs as parents who abused alcohol, drugs, and me.

On the other hand, when I'm looking at properties, negotiating, calling contractors, or doing anything real estate related, even when we have issues that cost thousands of dollars, I feel alive and energized.

What I can offer is this:  I live in Denver and am working on my third year in this beautiful, packed, and energizing city; Denver is wonderful and its easy to call home.  

I am thinking I'd like to partner with someone who has a RE license and is energized to do the on-site work, while I'd do the background accounting, documentation, etc. 

We had a lot to learn, and it took years to surround ourselves with a worthy team: an honest and helpful escrow officer, an energized title officer (who was tremendously helpful when we started looking at trust deed sales), and specialty subcontractors who were actually worth a damn.The beautiful people on HGTV surely went through the school of hard knocks themselves.
