Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

@Dakota Williams While it’s nice to improve the ARV and obtain appreciation for when you sell I’ve discovered that most of the time I can’t access that “hidden value” because to refi out the new value would leave the property with negative cash flow.

The 1% rule is one of the most flawed underwriting techniques anyone can rely on.  

While I understand this may not be the best time for high demand, the lack of inquiries has been unusually low—something I’ve never experienced before.When I searched for similar rentals in the area, I discovered that my listing does not show up properly.

Was great chatting with you earlier today over zoom and I believe I helped you understand this property and the location and how to analyze this property from many different angles but unfortunately we discovered after looking at your deal that its a NO-GO and you will probably need to back out, if possible.

We discovered margins are high here and not all that sensitive to construction or sales price adjustments.The design process is getting along well, but there is still much to be done.
