If you get your inspection/bids done and find that the costs are higher than you want or expected, you can send a letter in writing (or the appropriarte MLS form) that states that you have made your inspection in accordance with the contract and disapprove the condition of the house.

I had an addendum r but the rent schedule had TBD in the unit number box on line 13 but does state that I have 3 days to disapprove on line 22.

They even said the plans they were selling the building with were approved--they weren't.Fast forward--I just checked the filing and it's still disapproved.

Be prepared to wait several weeks (up to 90 days) for bank approval, or disapproval.

I call my attorney and he says sit tight, either they'll send a disapproval of the contract, or we'll have a deal midnight Wed.

Duplexes are still an eligible property type for the VA, I would think this would be your best bet on starting out given your wife's disapproval of roommates.

In hot markets deals get cancelled all the time by sellers even after a contract is signed (the attorney just emails out I disapprove of contract).
