I think AI will continue to get better with time but robots will never be able to build true trust because they have no feelings.

I continue making the underlying mortgage payment myself (autopay) and get reimbursed from the borrowers payment.

You hired them to evict the tenant, so they should continue representing you until the tenant is out.
