A small fourplex and a 2-3 month transition of getting clients used to the new owner, handyman contacts, and such.

I mostly want to find out more info on the deal with HD.

The other info sounds great but I would verify the assumptions I mentioned because if they’re off, it throws everything else off.  

I am in contact with a realtor in NC and was informed that builders there will not build without a budget of at least 1million.

I will contact you directly as I do not want to violate any policies here on the system.   

My question is: when wholesaling, after finding a great deal, do you need real proof of funds to the get the property under contact or is there a way to get it under contract, find a buyer and complete a double closing/assign the right to sell without actually having the cash for the property? 

That person is responsible for anyone one else that comes into contact with your property.I suggest using a service like Mayistay.
