I do already have a construction crew run by a friend who fixes anything that needs attention before renting out.

Build sleeping pods that are mostly soundproof (double walled construction) and ventilated. 

I'm sure no one here would want to be in this thread talking about their bad experience with a builder.

And again, with a separate parcel it should be easier to finance the construction and do a cash out refi. 

It’s also an excellent opportunity to gain property management experience.

Unfortunately, banks don't generally like to finance the rehab/construction of investment properties.

A lot more important compared to newer construction homes where you don't have to deal with certain things when it comes to either of those.Many other nuances but those are just a few that come to mind.

On top of that, hiring tribal members for construction or operations could qualify for employment-related tax credits.
