Hi all,I'm an investor and I have a certain part of town that I would like to catalog for every single unit that is listed as a duplex, up to 8-12 unit apartment complex, and then start working through that list and making regular contact with the owners.Does anyone have a tested and efficient approach for combing a specific town/zip code for potential multifamily properties to seek out ?

Using this as an opportunity to practice tracing down non-resident homeowners,  I went to the county assessors website as well as the county records website only to find that they do not catalog properties by address.

I've been listening to the back catalog of BP podcasts and strangely enough this was addressed in the quick tip for Episode 198 and is summarized basically as not knowing the sellers motivation means that heir asking could be real or arbitrary and you never know if you don't ask. 

Also, another fellow BP'er created this site to catalog all the books mentioned on the BP podcast (which is truly wonderful - packed with great content and great personality) so you can start there.

I will look and see if I can find a catalog of podcasts to watch from the past.

Usually it has a pebble or wrinkle finish, but smooth finish panels are at least listed in the catalog.
