If you can break even cash-flow wise for now, with the idea of getting a fourth unit up and running, I love getting into a multi-unit.Not sure if this helps or not, but we bought a duplex (technically a house + carriage house on an R2 lot) in 2018 with some partners for $470,000 and just recently listed it for sale.

I could get that donated off to city and stop paying taxes, but every 6 months I want a reminder to how I failed so I don’t do it again.My advice: attach your carriage to the fast horses and be a sponge to what they are doing.

I bought the AR from a cop for $1200 which is slightly different from my old M-16, but it's basically the same animal, bolt, lower receiver and carriage, the stock, hand grips modified with after market mods and a scope which I have not mounted, in fact I think the scope is at the cabin.The other reason I have it is because nuts have them, too bad you have to consider being out gunned, it's a civilian arms race.
