I would love to build up a network of reputable private/hard money lenders (preferably private).

Use tools like the VA loan for house hacking and your Basic Allowance for Housing (BAH) to cover living costs while building equity.

While your condo snowball strategy builds equity, modest cash flow and HOA fees may limit returns.
