Brush up on what you learned while playing politics while running for middle school class president, get on the HOA board, and fix it.

To wit: We had to teach a local that we didn't consider it OK to chew on twigs and spit them out while in a motor vehicle that you do not own (chewing on twigs from a particular plant being the local equivalent of brushing one's teeth).

Now on to the next challenge of actually finding a deal and brushing up on landlording!

Also, I'd brush up on your area's landlord-tenant laws if you had to come on here after 11 years to ask if you could just walk in and take possession back without an eviction, against the tenants will.

You can power wash and use a brush to clean them thoroughly maybe use some TSP.

Buy paint , drop cloths , a brush and a roller .

@James Wise,I'm not sure if it just shows how a few years in the industry jades you, but with 75% of them, i thought "Not that bad, just need some good bleach and a hefty scrub brush!" 

I would buy a 24" cabinet and install a pull out laundry basket and then you only have a 12" space or so... that can be used for storing the toilet brush and a decent trash can OR a pull out towel rack.
