Browsed and looked at many properties before purchasing one.

Browse the forum, find a couple of experts who you want to work with and send a PM to them.I would also wait a couple of days, since today is the IRS deadline of 4/15, and we're underwater. 

The selling option on a short term property, for me, is paramount to going to the casino. 

But if you browse the forums, you will actually see many, many posts from California investors that bought a random property at a "low" price point... and then totally failed to meet their expectations.and to reiterate: if you buy something turnkey, you will not cashflow for several years. 

In browsing their pro formas on their inventory section, it doesn't look like CapEx reserves are accounted for.

Access to restaurants, snorkeling, casino, Truck Stop, etc. limited resale market, no financing all cash deal, I like Belize.  

We are getting a Hard Rock casino that should be done in 2025.  

While you may receive numerous inquiries from individuals casually browsing listings, focus your time and energy on serious prospects.
