I had a similar idea (having one of the mortgage brokers I know underwrite any prospective buyers.

A colleague of mine specializes in brokering Fannie/freddie commercial mortgages.

With 20 years experience managing my sfr and as a property manager for a broker and a bank, this switch into ABNB has been a learning experience.  

Signing the buyers brokers agreement is only needed when you identify a property

If so make they have their earnest money held by the attorney and not the agents broker.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

I currently broker LIHTC multi-family for a large firm coast to coast and am also interested in MF in the Arizona submarkets as well, and will eventually invest on that scale - I just figure breaking into the state through SFH flips may be a more risk adverse way to understand the pros and cons to phoenix submarkets.

Plenty of good brokers out there to network with.
