Not having her on the lease is a mistake because when they break up she will stay in the unit anyway because her credit will not afford her the luxury of finding another landlord that will rent to her.You will be forced to go through the process of evicting.

I think it depends on the girl. she might decide she doesn't need to pay her boyfriend or what happens if you break up.

I am the face that the sellers associate with the marketing campaign so I like to say I am the "talent," but I will say it does help to break up the tasks.

I would break up the pair each on their own circuit. 

If you break up down the line then there's no issue with him being on the hook for any mortgage.

After having a couple break up with me and facing this same issue, I put a clause in my lease that if one party vacates, the security deposit is resolved between the two parties, and refunded to the remaining tenant after full vacancy of both tenants.
