So was I incorrect in thinking that by incorporating I can defer paying capital gains taxes as long as those are re invested in another piece of real estate?

Hi all -- I've identified a piece of property that I would like to develop into mostly residential homes, with some townhomes/multifamily.

But then masking the fear with, a moral justification of I don’t want to dedicate what is requires to _______ (fill in the blank) because it is too much of a sacrifice of time away from my family.

Because of this, I put up a sign in the hallway that says we are now implementing quiet hours, and I gave each Tenant a piece of paper outlining quiet hours.

Additionally, I can take the plot and subdivide into 5 or 6 different lots, with each lot worth 25k a piece.

Don't split the work between multiple contractors if possible, finding one to do all or most of the work will keep prices down.Challenges were finding replacement pieces for certain items as manufactured homes were very different than stick built as well as going through state guidelines for affixing the house to the land

What is essential to me is to understand  one piece of transaction I discussed in OP.

Currently the other unit is empty and wasn't sure how to handle the taxes regarding this, so I am looking for refences of an accountant in the Phoenix Metro who does house hack taxes.If you have any other pieces of advice or wisdom for landlord and tenant rights it would be greatly appreciated.
