My Pm experiences rival @Fred Maul in that have had better luck with the smaller firms, but do your research in your area

My mom refused to lend me $20K (in hindsight probably a good idea), so I left the seminar with a bitter taste in my mouth.

A quick phone call to the lender, ahead of time, will reveal if this is available.Borrower knows that foreclosures often take a long time to execute, and it's better to stay in the house until the bitter end, and then take $2,500 cash for keys after the foreclosure.

I am still not sure preliminary disclosure is recognized by TRIDMariusz If this is a non owner occupied loan, TRID doesn't apply; it's to cover milestones in their software.You're better off going elsewhere and not being bitter. 

Due to seeing these guys rip people off all the time I have a deep down hatred for them that is rivaled by little else.  

There are some decent threads about this on BP too, but none rival the intellectual discussion on MMM.  

I am not bitter about it, but I feel like it is time for me to make a move.

I still own that home and am a little bitter from that experience, but learned an incredible amount that has led me to be interested in and pursue investing in real estate... for a profit...
