I've met with investors at times of day when either type of beverages are had.

Man, I think us East Nashville guys need to meet up for a burger or a beverage and talk shop. 

That, and @Devin Beverage's suggestion of looking on Meetup for other local events that cater to the investment community.

I'm formerly in the food and beverage industry as well and right up the road in Old Town Scottsdale.

I will supply freshly brewed beverages.   

But I've had too many conversation with investors trying to rehab the kind of places we have here in the Rust Belt talking about thousand-dollar window replacements and nine-thousand-dollar paint jobs (as well as too many conversations with PA-registered contractors laughing into their beverage of choice) to recommend the 203k path to anyone.
