They need to sign something acknowledging that they are giving up their rights to inhabit the house in exchange for money.

I understand that this fee will be credited to my security deposit when I move in.I further understand and agree that if I should change my mind or become unable to move in for any reason, other than Landlord exercising discretion not to rent the apartment, this holding fee will be forfeited by me, and I will receive no refund of the fee.Monthly rent per lease will be due upon move in the amount of $XXXX.00.I acknowledge and agree by my signature below that the additional security deposit I will owe at the time of move in is calculated as follows:Total security deposit Per Lease of $XXXX.00.

The next day I sent in a request for cancellation according to their requirements and received an acknowledgement of their receipt for my cancellation.

They signed the document acknowledging what needed to be repaired, and that costs would be determined after move out. 

I am thinking instead of making the tenant sign all of the paper with new LLC for next three months, I should make her sign an addendum that states - She acknowledges that original lease was signed with KY LLC ( of course we will insert the real LLC name) and now the property is under new LLC.. so nothing changes,  all contracts , obligation stays the same as with the old LLC.Two questions:1.

I did hold onto $2,500 of his that was going to be a cash-for-keys deal that fell through and he acknowledged this.

At least this gives me a ballpark to start from, acknowledging there are many factors that could drive up the cost.
