My initial piti payment was 8,870 now it will be 10,359.To make matters more messy I changed insurance during this time - they repeatedly sent me notices that they did not have proof of insurance...I had my insurance rep send them the docs several times before they finally acknowledged the new insurance.

Assignee acknowledges and agrees that it is purchasing the Subject Property onan “as-is” basis and based on its own inspection, investigation, and/or evaluation thereof.Assignee is not relying upon any representations of Assignor, Seller or Seller’s agent(s) toinvestigate and report on the condition of the property.

At least this gives me a ballpark to start from, acknowledging there are many factors that could drive up the cost.

The city has acknowledged the current STR rules are not legally enforceable and based that on the recent court case in New Orleans where the requirement to have a primary residence in the city was deemed unconstitutional (Atlanta's current legislation has this Primary residence requirement).  

You need to screen them to make sure that they are not wholesalers though, unless that's all acknowledged and you plan on doing a jv.

The lender may be concerned about the acknowledgement on the mortgage, etc., and may think that if you have to have an attorney or notary take the acknowledgment, you might as well just hire an attorney.

But to call someone a troll is a cheap shot exposing your own inability to acknowledge others experiences and exposes your emotional maturity level.
