If the cost is out of line, I would try to reach an “accommodation” with the tenant.  

Wages are not going to go up 20% to accommodate the gap, so I think list prices will start declining in the next year pretty heavily.

Simplest explanation is if something happens (eg a fire), your insurance isn't going to cover any of their belongings or temporary accommodation. 

(We work around this and find accommodations for our clients no matter what!)

Yes, there is likely a niche traveler market, but the people that are really spending money on vacations arent going to want to stay in a small accommodation. most vacationers are bringing family and want a little bit of space

Time on market- If the home has been on the market for 30-60-90 days with little or no offers, the sellers have incentive to accommodate a buyer(s) offer.
