In Florida and in my county, I'm looking at the follow for each LLC:- Business Tax Receipts filing every year- Home Occupation License (may or may not need this for an additional LLC)- DBPR License annually- FL State annual report- Tangible Tax filing (and this one is a B***CH)- And now the new BOIR

I would determine what grade of location you're looking for (A,B,C) once you've figured that out.

It's a 3 bedroom, 2 bath, 1105 sf house in a B neighborhood.Purchase price: $322k (Originally, my partner wanted to flip it with me, but I persuaded him to sell it to me.

I'm planning on quitting soon, moving back home for a little and taking a few months in between my next job to pursue my first investment.My rough idea for an investing strategy is:  long-term, not necessarily looking for high cashflow (just want to start building equity), quality deals > amt. of doors, Class A/B neighborhoods mainly for low vacancy. 

After reviewing both the A-B and the B-C contracts, I wire the $125,000 to the title company handling the A-B closing with the stipulation that it does not fund or close until the B-C transaction fundsa and closes, then my funds close your A-B transaction.

If you get a B class low risk investment that is predictable, you should be able to refinance is 7-10 years and start your snowball.  

I work from Morgantown to Bridgeport, WV, and we have some nice cash flowing areas in A-B neighborhoods.

I am currently in Calgary, AB and used to be located in Toronto - real estate in Canada is nuts. 

Sell and if you want to do storage, go further out and do a B/C/D location.d. 

Typically 15% to 20% over the A-B contract price.
