Not every unit in those zip codes will mirror the example above, and the area does calculate well on paper...but for investors serious about building a portfolio based on historically quality properties and quality tenants, playing Russian roulette with purchasing in these zip codes is akin to lighting their wallets on fire. 

It is a great place to raise a family - I would consider the area to be safe.It is also great as the area is very ethnic(Chineese, Russian, Desi, etc).I personally think the price points of the properties make it hard to cash-flow.Whether you cash-flow or not will depend on how much you can collect in rent.It also depends on how much equity you have in the house.

An investor with a dozen units can survive one going bad, it's 1/12 of their cashflow, for you the game would be Russian Roulette.
