Great news it looks like you have a ton of equity and I'm guessing the one side covers your expenses.If you want to keep it - I'd probably look at the AHA (section 8) route prior to co-living. 3-4 bedroom vouchers should net you more at the end of the day than the co-living model.

Did you plan to rent this or live-in flip with the intent to sell?

I can promise you that my first deal was TERRIBLE, but I lived at a reduced monthly cost to living than renting/buying a single family and that is what mattered. 

Also, what if I can't find people to live in the home?   

Another student rental that has a mortage of 900k me and my wife live here on a private floor. thrid property is also another rental ( duplex w a mortage of 390k ) was fully rented but tenant upstairs has moved out a year ago so I decided to renovated to do short term rental added in 2 ensuite rooms.

I live in the Champaign area.

Based on your question, you have two core decisions to make, and they may conflict with one another - where do you want to live, and where do you want to invest? 

Even better if you buy 2-4 units, live in one and rent the rest - then repeat every 12 months.
