Some" not all builders tend to use the "Builder incentive" tactic like - We will give you $20K towards closing which sounds great but when the builder is setting the market and creating its own sales to move the market it’s a scam!

It’s a tactic that can work, especially when both parties understand and agree on the process.

I am new with dealing with DCA. is this a scare tactic to not raise the rents?

@Joe Yobaccio I agree, I wouldn't even take someone's money to do my first deal and some of these tactics border on unethical.

Gurus teach a method, a strategy or a tactic.

NW typically does a high pressure fast escrow tactics... even have you bid against other investors... often double escrows... and sometimes even delayed possession.

A lot of these aggressive tactics that the purely business people mention are the reason that some states and cities have created rules that now make it harder on Landlords to run their properties.
