I did a quick Google search and confirmed that murdering the tenants was still illegal. 

I've not had a mysterious break in since and that was about 10 years ago that my locksmith advised me of this.

While I've gained some decent experience in the past five years buying and holding onto two triplexes, refinancing is still a mystery to me.

Your tenant will want to break a lease because a neighbor was murdered (this happened to us 3 months ago). 

I did go to the REIA meeting except for the major one (had other plans already set up) but I did go to the mystery meeting and the one held at Home Depot and they were decent just not exactly what I expected. 

Interestingly enough, one of the evictions they did in August mysteriously went back to the original amount charged instead of the inflated charge earlier in the year.

This was a murder/suicide issue.

Perhaps 'mystery shop' one of the bigger storage providers and take a look at their terms and conditions/contracts?
