That is something I would for sure have to look into as, according to your post, it seems like the timeline for mid-term rentals kind of lines up with the amount of time that we would be gone each year, which would work out well and probably require less of a hassle of trying to maintain the property after each stay for Air BnB.

I don't want to give the impression that we don't maintain.  

Successful individuals must learn to accept uncertainty, maintain a flexible mindset, and continue to invest.

I intentionally minimize my cash flow (try to maintain high LTV, use accelerated depreciation to our advantage, etc) because it gets taxed annually.  

Supplement this far simpler entity approach by ensuring you have appropriate types and levels of insurance, you operate your business in a manner in which your conduct is not considered an exclusion in your policy, you work with licensed and insured vendors, you execute contracts with indemnification clauses with these same vendors/ require additional insured status &  maintain appropriate licensing and permits.

If you can prove this value and maintain high levels of communication - you will be a very valuable 'who' is someone's investing journey.

I'm a GC so I understand her predicament and realize maintaining relationships is critical.
