I also speak French and Spanish, but that's besides the point.- Someone who can talk me through options, is up to date on regulations, zoning, etc.

I want to have LO as an exit strategy along with Flip and Hold.I know that as an exit strategy, some buyers would prefer a LO to just renting or being able to buy, so I know it opens a property up to more exits.Thanks!

There are still areas where deals are to be found, but warehouse district, french quarter and marigny/bywater areas are at a premium.

At work, colleagues often refer to me as "That overzealous real estate French guy...".

The budget went over by 15% from $40K to $47K (he wanted $48,500) due to rotted beams under 3 bedrooms, the entire wall from bathroom to kitchen to back door needed to be replaced (drywall not frame, plus all new siding, plus partial french drain). 

Was told that it is likely that we need to build underground french or storm drains.
