I've deliberated posting my opinion about a specific "service" and instead will generalize.An excellent marketing scheme, imbedding solicitors on websites frequented by distressed homeowners creating a wide-mouthed funnel to collect leads for a select few to 'cherry pick' who offer services (oftentimes offered without charge by non profits, or the mortgagee itself).

Insurance in place, is it feasible to insert a clause in a Rental Agreement stating that for example, "Tenants agree that they will bear full responsibility for any damage, whether through negligence, deliberate act or accident, occuring from fire in any fireplace the determination of which shall be concluded forensically through municipal/county/assign-your-jurisdiction fire inspection" or something of the sort?

Actually it was the title company that told me it would take 2 weeks.The seller is reputable so that's why I trusted him and considered skipping in the first place.I will deliberate and skip or I suppose I'll look for another title co.Thanks for the quick and detailed response!

They deliberately have a small window for submitting your request, so you'll need to be on top of it when the time arises, otherwise you'll have to wait even longer.
