If I come accross a listing of this agent again, I'm going to go at it like I've never met him before....with a 'normal' seller he is probably a perfectly decent agent.I didn't have an executed contract with the seller.

@Thibe Luong Hey Thibe, since this is your first go at selling, it's best you get a realtor to help you guys out. 

I AM a newbie with very little experience which is why I come to Biggerpockets to get advice, and figuring out which way to go at times can be tough.

Not sure which way to go at this point although I have been intrigued by tax lien sales and flipping.

My LV investments have no emotional attachment, thus can let go at anytime. 

Should I look at local banks or will a larger bank have a go at this? 

@Shawndrika Hardie well give it a go at wholesaling for 6 months or so and see how you do!  

The key is having a deal ready to go at a price that makes sense.
