Only two things matter:  the lease and your state law on termination of lease without notice.

There is statutory, and Fannie/Freddie guidelines, that explicitly exempt these transfers from being subject to the Due On Sale Clause...asset protection/estate planning purposes are covered.There's always the question of "Do I Need an LLC to Invest in Real Estate?  

 - Fannie/Freddie (f/f) residential conventional loan is the cheapest money available.  

It sounds like you have an un-permitted unit, which is essentially always a risk since there has been no notice to the AHJ that it exists and they can therefore initiate a code case to have it removed in most cases.

I would personally put them in notice just because they never tried to communicate it on the back end of fixing it.

I am a 24 year old who's employed in the CAF and looking to getting into real estate, more specifically BRRRR.After looking online for quite some time I've noticed how high Canadian real estate is and I wonder if it is even worth getting into.

The close date comes and passes without notice despite me reaching out. 

I've worked with many many real estate investors and I've noticed a lot of new investors put wayyy too much weight/emphasis on structuring out their LLCs.
