There are a bunch of free resources online and there are also some CRE classes you can take through your local NEFAR board.

Cant speak for Nashville, but nationally Redfin recently released a report on their own transactions (they can see both sides of it) that average commissions have risen.This is no surprise to me as I predicted this would happen far in advance of the settlement.

However, you should be fine with their analysis.Don’t cheap out with free or $1500 reports.

I wouldn't recommend setting up an LLC out of state if you are buying in Tennessee unless your tax advisor is looking to help you on strategy.. but from a numbers standpoint, it really doesn't make sense when you start adding up on all of the annual LLC reporting fees from different states and then it starts cutting into your cashflow.
