Your landlord should have landlord agreements for the electric and water service and those should get put in their name rather than being disconnected.

BUT, if the tenant never calls (which most don't if they simply disappear) they become delinquent by the utility company and then they come out and physically disconnect the electric and Gas REGARDLESS OF THE LANDLORD STATUS INFORMING THEM TO SWITCH OVER.

I don't think that's allowed for a residential mortgage.The big problem is you have a disconnect between the loans you're paying and the loan you're giving your buyer.

If they're plastic, it'll work for a while, but PVC and ABS are hard to get paint to stick to on a long-term basis.If there's a satellite dish on the roof, you may have to disconnect it temporarily while roofing.
