So if you're truly playing catch up on retirement, you have your precious capital in two buckets:a) equity in the house earning 4% onlyb) REI earning 10% +Then, it's the same argument on prepaying the mortgage ....you're sending a couple hundred dollars to the bank to avoid 4% interest.

Around Augusta, GA we look for at least 12%-15% and I would assume that it would be the same there but if anyone would like to confirm that for me I would be happy to receive your input.

Does she trust you to take on yet another business venture with the precious money you have left/are making?

Also, if you are in a seasonal market (I am, with our huge season being April-August as this is a university town), you might have to price according to the season. 

If they don't want to or... allow you to hire someone else to handle that end it can be very convoluted and more easily thrown off track requiring more precious time management of the owner!

This was useful for us in the above scenario for the month of August as we delayed a few invoices by 30 days as a precaution since we had no crystal ball to see how long the recovery would take.  

If they are I proceed forward and do a better repair estimate if not more than likely I would just be wasting my time and with my current projects and 7 month daughter time is fleeting and precious.

@Hank Keller As I dig further and further into Real Estate Investing, I keep hearing advice, not to invest in anything other than precious metals bc we are set to have a shift in the next few years.

Personally I'd rather pay higher interest on a portfolio or commercial loan than give up my precious capital.
