We have spent years watching the markets we invest in and I feel that if we pause for even a few months we lose touch.

I am taking it all in and looking forward to implementing ideas and watching out for and avoiding pitfalls in my journey.

I'm not going to be able to find the post, but within say a month a poster talked about how he is watching his friend LIST a SFO area property for $1.8mil (and both doubt he will get it), but purchased its for $2.1mil in 2021... 

Also watch out for HOA restrictions that may prohibit certain kinds of establishments, noise, hours of operations, and odors.

What we need to think about is what to make for dinner, or how to meet this deadline, or what show to watch tonight.

I currently have a little over 35k in high yield savings and I'm on pace to have around 100k when I'm 18, I have a bit of money in stocks but I've always wanted to get into real estate, ive been watching the bigger pockets podcast for a while and ive also read quite a few books, i know how to value properties and I have 2 people who are willing to cosign deals for me.

A reasonable amount of homework (stuff to watch/listen to, informational forms and worksheets to fill out... basically forces you to really THINK about what it is you want to achieve so it can all be mapped out and make sense as an actual plan). 

Plus, I'm looking into STRs and MTRs, so lenders that have experience with and options for those types of properties are also ideal.If anyone has any advice on what to look for in these types of lenders or any red flags to be on the watch for, feel free to comment below as well.I look forward to hearing from everyone.Thanks!
