From my families first impression and some research on my end, im interested in anything close to the downtown (which looks like there is a good amount of investment proposed), something in the dundee/ aksarben area which they say is kind of a hip and up and coming area, or something in west omaha (more expensive but better neighborhoods etc.) 

First impressions count .

You're just setting a bad impression as someone who hasn't done due diligence.

Also, I have no affiliation to any insurance company, but am impressed with lemonade insurance - you should be able to get that quote online.  

Judges and juries start out with a world of bad impressions that your attorney has to overcome just to start out on a level field. 

But rarely)  This tells me all I need to know - that I was under the wrong impression about what the lender would require regarding using the existing rents to off set the debt.

I was under the impression it had already appreciated beyond that. 

In the beginning I was impressed with the service and professionalism, but later everything changed. 

But I was impressed with their siding/roofing guys & they are really tough to find.Good luck as it will test your patience & finances.

Before I found BP I actually came across the MREM website and was really impressed with it compared to most real estate websites/technology.
