Do you use lock boxes while your rental is on the market?
Hey everyone! My new property in Houston is now rent ready and currently on a few rental websites. I should be getting calls about my property soon. My question is, how do you show your properties? Is it smart to use a lock box and allow the potential renter to view the property unattended as long as you get a copy of their drivers license? Or do you always have to be with them for every showing? I’ve heard stories of people showing their homes 8-10 times and I feel like there has to be a better way than taking time out of your day 8-10 times for one property. Though, if that is the best way so be It. I‘m Open to all constructive criticism and advice as this is my first property.

@Courtney Hebert I would Never allow a prospective tenant inside alone. What if something happens and they get hurt or damage the property, you would be negligent.
As for go wings, I approach them just as a realtor might with selling a home. I first however verify income requirements and conduct a throughal phone screening. Only after that do I schedule a showingZ I usually schedule 6 showings back to back on a given weekend day. I allow for 30 minutes and make it very clear that if they are late, they will not be able to see the property. If a prospective tenant can’t make the appointment on time, their priorities are off and paying me on time won’t be top of their list either.
