I want to get systems in place and to minimize my actual hands on and babysitting of other that go with an actual JOB.I want to get to the point in the next few years (under 3) that I have the luxury, if I want, to surprise my son and pick him up from school.To be able to go back to Maui for a few weeks if I wish.To help other motivate and guide others that have no idea that they dont have to bust their butts from sun up to sun down just to get a paycheck and make it to the next.To spend time with family even if it is sitting at the table and playing a card game.I could go on forever, my point is my reason is to be able to enjoy life before it is gone.What is your reason why you invest in Real Estate?

A cheap house that would be hard to finance, especially if it is an investor.The one your Ex sold is a little less than I have in my head, but goes to that more "luxury" level of sales I think of.The one that I would not expect was your $295K to an end buyer.Don't get me wrong I know it happens.

Upon driving the area to look at a property I noticed that a large upscale, luxury apartment complex is being built nearby.The immediate area/neighborhood that the investment property is located in is fairly old, most houses built around 1920.

You are losing access to that cash that you'd otherwise have available for real estate investment (or something else).If you're ability to invest that cash as a real estate investor is high (10-30%), then this purchase will likely be negative cash flow for you, so again more likely an expense than an investment.Your own mention of this being an emotional decision suggest to me that you know this is a luxury expenditure and not an investment.

In my opinion, some of the ultra modern condos on beach finished right after the housing crisis have more potential in appreciation as many of them are currently selling way below the construction costs.

One more is huge payment luxury vehicles as I'm sure quite a few investors would agree, unless I buy a big rig and put it to work, taxi cab or any money making vehicle its just not smart!
