Tenants are mostly concerned with the rent but there are other things you should be concerned about that the tenants won't pay much attention to if the rent is similar.Things like Due date, late fee structure, landlord duties, waiver of jury trial etc....Taking an inherited tenant to court without a lease is a much more difficult case then one with your lease.
