A track record managing a SFR worth $100K does not necessarily translate into owning a $450K multifamily property and that experience doesn't necessarily translate well into owning a $2M complex.

I work as a project manager for a commercial general contractor, and my role translate well into real estate.

Its worked really well and $50/month is $600/yr which roughly translates into $6000 value in a 10 cap.

Other than expecting growth in value to make the difference, not sure how else to justify it... the down payment can alter the results in all sorts of direction...
