I’m trying to get creative - This would be a stretch (but an example of how far we’d be willing to go), but what if the owner of the house sold the house to me - Does changing ownership of a property allow for the new owner (Me) to require all residents (Person) to sign a new lease?

Usually the pro forma numbers are "stretching the truth" i.e. higher income and lower expenses and not based on actuals.

FYI If you are in a city/area with good public transportation I think you can stretch the 3X income and be pretty safe with good tenants.
