SIP's are evolved more for residential.

To my knowledge San Francisco is also a sellers market and many believe our market is much like theirs but a few cycles behind; in other words what ours may evolve into over the next couple cycles.  

Let it evolve from there.   

When I first started selling raw land I would always physically show it, as technology involved the way we do business has evolved like in any other industry, like google earth, now I can find a parcel of land with the tax id # and show it like you show a house on google earth.

But we appear to be evolving in our understanding of under slab plumbing

Entrata seemed to be the most modern and always evolving.

When I look at other listings in markets where I actively or consider investing, everything managed by Vacasa, Evolve, etc is barely over a 4.5 with wide open calendars.

Have looked into Evolve as an option.

We have it managed by Evolve, but we also have to be up there every week to make sure things are clean and in order (90 mile round trip) because the cleaners aren't amazing and the options for most service work in that area is hit or miss.

vacasa or evolve. almost all of us here self manage
