Also because of the nature of the market it can be tough to work with agents if you are trying to get elite level return, because you (reasonably) become a very difficult client compared to someone willing to scoop up some 8-9% gross return resort turnkey cabins with cash.But this describes me - I just did 10% down on my first purchase in the area with a high bar for ROI expectations and am now looking for my second purchase.

Small towns near resort areas can be good investments as well...think staff for the resort.

My wife and I were seasonal ski bums when we first moved to Breckenridge in 2007.

I'm 30, I love to ski and flyfish.

(Which would be legally allowed) Or they could back out weeks down the road by resorting to the excuse, "I never received it."

Also as Bill suggested make sure you have a proper vent fan with exhaust, venting to soffit though is last resort in our area ( north east ) due to sending warm moist air out which gets blown back up into the soffit and creates mold and moisture issues on the underside of roof deck.
