Also because of the nature of the market it can be tough to work with agents if you are trying to get elite level return, because you (reasonably) become a very difficult client compared to someone willing to scoop up some 8-9% gross return resort turnkey cabins with cash.But this describes me - I just did 10% down on my first purchase in the area with a high bar for ROI expectations and am now looking for my second purchase.

Also as Bill suggested make sure you have a proper vent fan with exhaust, venting to soffit though is last resort in our area ( north east ) due to sending warm moist air out which gets blown back up into the soffit and creates mold and moisture issues on the underside of roof deck.

. :-)As I began to read some of the threads, I found that I may not have to resort to some of the things I was going to do (pay $1,000 for another "guru's course, $97/month for "personal" coaching, and the like).I will say that my mother is a realtor, and has wanted to dabble in RE investing.
