Rates are screaming north faster than anyone can keep up.

But nothing screams "super crappy work" in a big way.

People are scared because there is a massive amount of uncertainty right now due to rising interest rates, media screaming about markets slowing down in real estate, stock market selloffs and crypto crashes.

But as has been said, you can always 'sweeten the pot' by increasing the EMD $$ and making it non-refundable, etc....but I wouldn't unless the property was an obvious screaming deal......

If you are borrowing funds for RE investments, then the bottom going rate for new investors (which I assume you are due to the question) should be expected to start at 10% annually and go up from there.  3% screams red flags and scammer alert. 

I have a rental in a decent neighborhood, but the house next door has now scared away 2 of my tenants.People coming and going all hours of the night, screaming fights during all hours of the day and night, inside and outside the house, to the point where it would wake up every neighbor on the block. 

Bloody nightmare.

Nothing else screams more evidently stable, passive and simple like that. 

Not unless they failed to secure the property per your instructions or contract.In Detroit, we deal with this all the time and have a standard communcation template, with security options, we send owners as soon as we know a property is vacant or a tenant moving out.Too many owners ignore our communications and then scream when their property is stripped.So, if this is realtively common for the area, while your PMC has no liability, they should be thinking ahead and working with you to minimize the chances of this happening.
