True some areas are getting much tougher with restrictions or extra taxes (like in Austin TX) but these areas are also over saturated with STR and over priced properties. 

If it is, and it is not over-saturated, then you'll be fine.....

Hello, my name is Juan I have been studying realestate investing for about a year now, and have decided to pursue this as my lifes goal, I recently found out about the 203k fha loan, and I have decided to invest in my first property, I am in the Dallas Texas area, ( a very competitive saturated market ) I want to buy a multifamily unit (duplex) and use the 203k loan to renovate it increasing equity up to 20% in order to immediately refinance into a conventional loan ,pull a heloc and invest in my second property, I understand I need an exit strategy and I am currently working on that as well,but I believe I will develop that as I grow and dive deeper into this, I've never bought a home I'm still learning how to calculate numbers, if any of you have done any 203k loans do you mind sharing some information?

For a new wholesaler (who may be better able to "drive for dollars" as main initial lead generation strategy) what areas are not overly saturated that you'd recommend would be a good area to farm in this way?

Location is huge and it is getting more saturated with STR but keep lot size in mind.

I believe the sales market is at a peak and markets have been saturated with new investors over the last ten years, making it harder to find a deal that can weather a recession.If it were me, I would quickly educate myself on self-storage and then try to find a self-storage facility off-market through direct mail or cold calling.
