What would you do with 100k in Dallas?

I just moved to the Dallas area. I’m trying to see what would be a good idea/investment . I have around $100K and I’m a contractor. I’d love to hear from you

I believe the sales market is at a peak and markets have been saturated with new investors over the last ten years, making it harder to find a deal that can weather a recession.

If it were me, I would quickly educate myself on self-storage and then try to find a self-storage facility off-market through direct mail or cold calling. I found and purchased one in March just by calling all the facilities and asking if they would consider selling. I found one that was tired and desperate to get rid of it. I bought one storage facility for the price of two single-family homes, and it's producing a higher net profit than I would earn with 20 single-family homes. And it's SOOOO much easier to manage!
