You're in an area that I will be interested in when looking for my residence as we do plan to retire down there - at least that's what we're thinking and yes that's a few years away, but to dip my toes in DE, I do want to look for a lower purchase price with an area that's reliable all year round with regard to tenants and rental income.

Condos are easier to rent and will rent more year round and less maintenance vs a larger home will have a shorter rent window for larger families but can bring in a higher nightly rate but more things to worry about with maintenance and insurance .

I really like that plan but, to me, it seems like the numbers are expecting my mother and I to bring the $30k to the table at closing, which I can’t do.In my mind, using round numbers, the sale price would be $155k minus the $30k gift of equity down payment for a mortgage on the remaining $125k.This is the response I got:The 30K is not in cash it has already been paid and is equity.
