I'm also of the belief that smaller mistakes take less time to recover from and still teach lessons that apply in general.

I too am working on my business plan and hope to have it posted for review online before July 29.My belief is that you cannot buy at full retail price and make returns in line with the risk in SFH rentals.  

I did a lot of research, and contrary to regular belief, there's tons of free content online that will step by step guide you in the right direction.

You're essentially playing to their sympathy/empathy.When dealing with the #2 type of contractor, you need to be more deceitful -- you need to play to their greed and you need to play into their belief that they're smarter than you are.  

I plan to study it religiously.

Perhaps the guy was putting his personal beliefs on things or simply had no clue what he was talking about.

Or on the other end of the spectrum, are you so broke you are using the free internet at the library and have this false belief that getting a no money down deal really involves no money?

After religiously listening to the podcasts I finally took the quick tip advice and wanted to introduce myself on the forum.I'm looking to make a move to Portland, OR in the next month or two (or somewhere in North/Central Oregon) in search of a nice quality of life.
