However I have done residential real estate deals in 13 states using various exit strategies and my main advantage for this project is that I own a GC company within range of the property with experience handling large scale projects.

I found a company selling small notes on raw land ($10-$50k range) that they buy out of bankruptcy/tax sales. 

I've been searching for residential multi-families in the $1M - $1.3M range to offset my mortgage by renting out other units.

Des Moines has more people, houses, and price ranges.

Have you expanded the geographical range, and gone further back in time?

Cap rates generally range from 7% to 9.5% in this current market.

What kind of price range?

- Condo prices I am thinking are in the 350k and below range.
