How should I set up my business structure so that income from my rentals doesn’t increase my personal income reported to the IRS?

Either set up a legal partnership to do the whole project or move on. 

This AC unit was super easy to set up and install, and is also wifi-enabled so you can see exactly how much power you/your tenants are using via the GE app, as well as giving you alerts when the filters need to be cleaned (pull-out reusable filters are very convenient and easy to maintain). 

It was a very easy process on Long Island my agent just found the tenants and had some extra paperwork to get things set up initially. 

I'd encourage you to speak to an attorney to make sure you are set up with good protection to cover any incident that may happen i.e. umbrella policy or increased liability coverage. 

Further, these type of setups often lead to lawsuits when they do not live up to expectations.

We have an LLC set up for the condo and we have an banking account for that LLC. 

If my verbal offer is entertained, then I would contact my agent to have her set up a showing and make a formal offer.Is this reasonable?
