We have been very sweet to these tenants - we rented them home when they had no credit history, we fixed every problem they reported(and they reported every small thing they noticed), we took care of them when the kitchen was non functional for a couple of days.

As you mentioned an LLC as well, generally you would either have a TIC Agreement or an LLC as the LLC operating agreement will essentially serve the same function as the TIC Agreement, and ownership would either be held in the LLC or as TICs at any given time.

instead, they expect you to extract and fill out a GENERIC 'organizer' when you try to list the data that is missing at the bottom of the 'organizer' they dont read it!
