Think from a buyers perspective, if you were looking at a house that had fire damage that was repaired would you want a whole new roof or only a partial new roof? 

It may be more for your property which will already negate your cash flow without anything being allocated for repairs, vacancy, and CapEx.

But that's okay, because small repairs should only be $150-400.

That is after all expenses: Vacancy, repairs, Management, evictions, Lawyers, Accountants, the list goes on and on.

So for me in majority part I am just scratching an itch, and I am exercising a muscle. 

Even if you get a full time property manager they will not be able to deal with a roof repair situation or any storm damage without your direct involvement.

Anyone else hear of passed legislation mandating the property managers in addition to property owners are now responsible financially for any repairs not done on properties, taxes not paid and rental certs not submitted/paid for, lead based paint fees/apps and required work, HVAC certs every year and proof utilities (water/sewer) as paid, and general compliance matters?   

Looking at some comps now to get an idea of what a fair market value would be after some of these repairs.

If you feel the costs are too high for repairs, then ask to do them yourself...however, you need to make sure they are done properly and accept responsibility if there are problems. 

I do not know anyone, I had to do the repairs myself.
